Discover the different types of Water Front property that are available in NE North Carolina

The Dock on the River All waterfront property is not created equal. Here we describe the various types of waterfront commonly found around this area and their attractions and drawbacks.

Sound Front,
is considered to be the top of the line of waterfront property. Sound front lots generally have a great uninterrupted view of the sound, they have a far horizon and a great feeling of openness. Many of these lot owners have built piers with boat lifts at the end so that they can access the water quickly and easily. They often also have a gazebo at the end where you can relax on a warm summer evening, out on the water where it will be cooler.
The drawbacks of Sound Front lots are only that they are exposed to the sound and when we get strong winds, the waves take their toll on any structures out on the water. Anyone with a boat in a boat lift at the end of the pier, is well advised to move it to more sheltered water, or bring it ashore if it is small enough, when any bad weather is forecast.

River Front,
is the next most desireable location. Many of these lots have views out over the Chowan river which is several miles across just north of Edenton, so many of them offer the same attractions as the Sound Front lots. On the shores of the smaller rivers, and we have lots to choose from, the view is closer as the opposite bank is anywhere from half a mile to a mile away. For this reason they are usually more sheltered and piers and docks will not be subjected to quite the same punishment as the one on the sound front.

Creek Front
lots are further up the rivers where the water has narrowed and offer a lot of shelter but not such an open view. In fact many of these lots will have little view at all as they are separated from the water by an area of wetland and trees. However, these lots offer the fisherman easy access to the water, peace of mind during bad weather and the sheltered location means that the landscaping can be more luscious, so on bad fishing days, you can work in the yard.

Canal lots
will front onto a canal that will offer access to open water for a shallow draft boat. Several developments around the area were developed as weekend get aways for people from Virginia, before we had as good roads as we have today. Consequently the developers dug out canals to provide each weekend cottage somewhere to keep their fishing boat and provide waterfront lots for more people. For a long time these were not occupied year round and it is only as it became more feasible to commute to Virginia and the industry increased around Edenton, that these areas have become redeveloped as permanent residences.

Lake and Pond front
these are lots that enjoy a view of an artificially created lake or pond. These lots tend to be closer to town and be more constrained by Homeowners rules and regulations, which is not all bad, but they are strictly for looking at.
